Video: Online estate agents Walker Wylie give upbeat forecast for West End market

Glasgow’s first true hybrid estate agency has launched with the aim of changing the way people buy and sell houses.

Anew online estate agency business has given an upbeat assessment of the West End's property market.

And Walker Wylie says the impact of the summer's Brexit vote has yet to have any impact on prices or demand in one of the most sought-after residential areas in Scotland.

Walker Wylie brings together two experienced property experts - Barry Walker and Stuart Wylie - who have more than 20 years' combined knowledge of the Glasgow market.

The duo have pooled their extensive understanding of the housing market to launch Glasgow’s first true hybrid estate agency.

They aim to take advantage of the fact that 95 per cent of house hunters are identifying their next home online.

In just two months the company has already listed more than 25 properties in the Glasgow area, with more than 70 per cent now either sold or under offer.

On the state of the market, Barry said: "After the Brexit vote, everyone thought the world would end - or at least things would never be the same again.

"So far, nothing could be further from the truth. Especially when looking at the housing and property market in Glasgow.

"Prices have not dropped off the cliff - and the market remains buoyant, which has surprised a number of commentators."

Walker Wylie’s unique selling point is the fact that they have coupled online convenience with traditional service levels.

Adopting this online model also ensures fees are kept to a minimum of only £595, dramatically below the high street estate agency equivalent.

Stuart Wylie added: “The current lack of housing stock seems set to continue and with demand outweighing the supply of new properties coming onto the market, we will still see a significant proportion of properties selling at closing dates within a couple of weeks of being listed.

“Considering the uncertainty of recent months following the Brexit vote it would appear it is business as usual and the recent employment and PMI figures have provided additional confidence to the economy as a whole.

“Since the start of the year we have seen the reemergence of homes being sold well in the excess of Home Report values, predominately fueled by the growing sense of competition between buyers.

"Based on post Brexit sales, we would suggest the market has ‘calmed’ rather than contracted.”

Walker Wylie is looking to build on its initial success over the next 12 months by listing around 200 properties with a sales target of 90 per cent.
