We are sure everyone is feeling similar to us at the moment.

While we carry on with jobs and family life, the increasing pressure and worry about what the coming months will bring is lurking in the side-lines.

We’d be lying if we didn’t say that the current feeling of chaos is a bit unnerving.

With leadership changes and concern about how people will afford to heat their homes this winter, it seems everyone is feeling the stress.

So, what does this mean for the property market?

Changes in supply

After an incredibly buoyant market over the past few months, with huge demand outweighing supply, we have started to notice a slight shift.

Nothing dramatic, but a tip towards a more balanced picture in terms of supply and demand.

 

Effect on property sales

Although there has been a slight decrease in house viewers compared to the huge numbers seen in recent months, we have continued to see our properties significantly exceed their Home Report Value price.

The continuation of flexible and hybrid working means many of our clients are moving to accommodate permanent working from home in some capacity.

We always bear this in mind when marketing a property and showcase any flexible accommodation that can offer multiple uses to potential buyers.

What does the future hold?

The straight answer is we cannot be sure.

With so much uncertainty politically and financially, the unique climate we are in means it is too hard to predict.

What we do know is we approach this season from one of the most thriving property markets in recent years, and starting from a strong position means some changes can be absorbed without great impact.
