Landlords see strong returns in buoyant rental market

A host of factors driven by the pandemic has led to increased demand.

In turn, supply is short - and, so, rental values are high.

While that has led to some affordability issues, the outcome has been strong for landlords.

Robert is a joint partner at Glasgow-based Ross Sales & Lettings.

'Flying'

He said more properties were badly needed in an over-heating market.

“The rental market is absolutely flying right now, especially in the West End.

“We just cannot get enough properties.

“Now is the time to let your property.

“Your rental property may achieve more rent than you thought it would.

“People might be surprised how well their property performs.”

The pressures in the market have been well documented.

Robert said the number of enquiries being received on a daily basis was unprecedented.

Properties that were coming to market were seeing multiple viewings and homes were being let in a fraction of the time.

Robert said: “We had a flat in Thornwood that attracted more than 60 enquiries from potential tenants.

“We had enquiries coming in within hours of that coming on to the market.

“It ended up as a bidding war more or less, and they were all good applicants.

“We had asked them to fill out an application before coming to see it.

“We had young professionals and students who are being helped by the bank of mum and dad acting as guarantors, as has been the case for many years.”

Partick, Glasgow Harbour and Anniesland are areas where demand is high.

The market is being fuelled by more people looking to rent.

The strong market was kickstarted in the summer when the country came out of lockdown.

Students seeking property away from communal halls has also increased pressure.

Meanwhile, landlords selling up and cashing in on record property prices has added to supply issues.
